What Athens Well Owners Ask

No, and this catches buyers out regularly. A general home inspector will confirm that water comes out of a tap at reasonable pressure. That is a two-minute check on a system that only reveals itself under sustained draw. It does not measure yield, it does not test recovery, it does not establish the age or condition of the pump, and it does not sample the water. A well inspection is a separate job and it is worth booking separately.

A sustained flow and drawdown test to see what the well genuinely delivers and how quickly the level recovers, cut-in and cut-off pressure, pressure tank charge, amp draw at the control box, and a look at the wellhead, casing and cap for anything letting surface water in. Water samples go off for bacteria and nitrate testing. You get the numbers in writing, which is what makes them useful in a negotiation.

Early in the option period, not at the end of it. Between scheduling, running a proper drawdown test and waiting on lab results, this is a matter of days rather than hours. Buyers who leave it to the final week routinely get their results after the point where they could still act on them. Who pays is a matter for the contract, but the buyer is usually the one who wants the answer.

Keeping the water supply working sits with the landlord, and in practice the useful thing is a routine: check the pressure tank charge annually, test the water periodically, and make sure tenants know to report low pressure or rapid clicking rather than living with it. Most expensive well failures on rentals were reportable months earlier. Nobody thought it was worth mentioning.
